Developer files application to build 36-unit multifamily development on Gravelly Lake Dr. in Lakewood

A ProjectPermit Application has been filed with the City of Lakewood Community and Economic Development Department.  Following is a description of the application and the process for review.  The application and listed studies may be reviewed upon request.

APPLICATION NUMBER AND NAME:  LU-20-00229 –Gravelly Lake 55 – SEPA

PROJECT DESCRIPTION: To construct a 36 dwelling unit multifamily development separated into 2 buildings consisting of 18 dwelling units per building, with associated parking, landscaping and site improvements.  

PROJECT LOCATION: 8931 & 8933 Gravelly Lake Drive SW (Parcel numbers 5130001870 & 5130001880).

ZONING: Multifamily 2 (MF2)

PERMIT APPLICATION DATE: December 22, 2020

DATE APPLICATION DEEMED COMPLETE: December 30, 2020

OTHER PERMITS/PLANS WHICH MAY BE REQUIRED: Site Development Permit, Design Review Permit, and Building permits.

OPTIONAL SEPA DNS PROCESS: An Environmental Review will be required pursuant to WAC 197-11-355.  Pursuant to WAC 197-11-355 the City is electing to use the optional DNS process with this notice.  The SEPA threshold determination for this proposal is expected to be a Determination of Non-significance (DNS).  The comment period below may be the only opportunity to comment on the environmental impacts of this proposal.  The proposal may include mitigation measures under applicable codes, and the project review process may incorporate or require mitigation measures regardless of whether an EIS is prepared; and a copy of the subsequent threshold determination for the specific proposal may be obtained upon request. The SEPA determination may be appealed to the City of Lakewood Hearing Examiner within 14 days of the date the SEPA determination becomes final. 

PUBLIC COMMENT PERIOD:  January 12, 2020 – January 26, 2021

All persons may provide written comments about the proposal to the City of Lakewood Community and Economic Development Department at 6000 Main Street SW, Lakewood, WA. 98499.  Comments must be received by 5 P.M. on January 26, 2021.Any person wishing to become a party of record or desire a copy of the determination should include the request with their comments.  A party of record may appeal the SEPA determination to the City of Lakewood Hearing Examiner by filing a complete appeal application in accordance with Lakewood Municipal Code 18A.20.400.

    Are these going to be affordable to low income families? Are these units going to be rentals or for purchase?
    Lakewood needs good quality lower income homes to retain families with children who are growing up here!
    Children who grew up here can not afford to return here after college because the cost of living has sky rocketed.
    Pierce County Council and Lakewood City Council, are you listening and working real solutions?

    The City simply cannot continue to approve these projects. This is the latest high density development that continues to add to the City’s infrastructure strain.

    Where will any children living in this development go to school? Four Heroes is the closest elementary school and is at capacity. Another shift in school boundaries? Park Lodge is also at capacity, how many more portables can they bring in? The next closest would be John Dower… lots of room for portables there.

    Where will these kids play? Another area that the City’s infrastructure has not caught up with growth. These projects must include planned recreation areas within themselves, or force developers to form public/private partnerships for park development.

    Wonder if the City Council would approve such a development of this size on this lot size if it were in the middle of Oakbrook, or perhaps on a nice piece of land at Gravelly Lake?
